What to Evaluate
Topography and Grading
Flat lots are the easiest and least expensive to build on, but they’re not always the most interesting. A gentle slope can provide dramatic elevation changes that create stunning split-level designs and maximize views. However, significant grade changes require more extensive foundation work and can substantially impact your budget.
Orientation and Views
In the Scottsdale area, southern exposure provides the most consistent natural light throughout the day. West-facing lots offer spectacular sunset views but require careful design to manage intense afternoon heat. We always recommend visiting a potential lot at multiple times of day to understand how light moves across the site.
Utilities and Access
Verify that water, sewer (or septic feasibility), electricity, and gas are available at or near the property line. Remote or rural lots may require significant infrastructure investment before construction can begin.
Zoning and HOA Restrictions
Understanding setback requirements, height restrictions, lot coverage limits, and any HOA architectural guidelines is essential before committing to a site. These constraints directly impact what you can build and where you can place it.
